The basics.
What Is a Subdivision Survey?
A subdivision survey is the formal process, carried out by a licensed land surveyor, of dividing a single parcel of land into two or more separate lots, each with its own legal title. You might be splitting a residential block, developing a unit complex, or creating a shared community estate, and the type of title created depends on the nature and purpose of your development.
IIn Australia, subdivision land surveying is governed by state legislation, so the rules, lodgement processes, and title structures vary between New South Wales and Victoria. Getting it right requires a professional land surveyor experienced with both frameworks.
Peak Surveyors is a fully licensed and registered surveying firm operating across NSW and Victoria. We provide professional land surveyor services for subdivision projects throughout Albury, Wodonga, Wangaratta, Bright, Wagga Wagga, and the wider regional corridor, managing every stage from initial advice to final title registration.
KEY TAKEAWAY
A subdivision survey divides one land title into two or more separate, legally registered lots. It must be carried out by a licensed land surveyor and lodged with the relevant land registry, in NSW that's NSW Land Registry Services, and in Victoria, Land Use Victoria.
What’s included.
Types of Subdivision We Handle
01Torrens Title Subdivision
This is the most common form of subdivision land survey in Australia. Each new lot created receives its own independent Certificate of Title, giving owners full, unrestricted ownership without shared obligations. Peak Surveyors manages residential land subdivision, dual occupancy developments, rural subdivisions, and large-scale greenfield sites where lots are created and released in stages by the developer.
02Community Title Subdivision NSW & VIC
Community title subdivision is specific to NSW and creates individually owned lots alongside shared community property, such as access driveways, open space, and infrastructure, governed by a Community Management Statement. It is suited to residential estates and medium-density developments, or small-scale subdivisions where common areas or services need to be formally managed and their upkeep and future maintenance need to be a shared responsibility by all lot owners. Peak Surveyors provides community title subdivision services across NSW and Victoria, including Wagga Wagga, Wangaratta, and the Albury Wodonga region.
03Strata Title Survey & Strata Subdivision Survey
Strata title applies to buildings divided into individually owned lots, such as units, apartments, townhouses, or commercial complexes. Each owner holds title to their lot while sharing ownership of common property. As licensed strata subdivision surveyors, Peak Surveyors prepares and lodges strata subdivision survey plans in full compliance with the relevant state land registry requirements. We provide advice on structuring these strata managed subdivisions and ensure all project requirements are considered.
04Owners Corporation
An Owners Corporation is created in a subdivision to manage shared facilities and responsibilities. The Owners Corporation is allocated lot entitlements or liabilities based on the share of benefits or obligations to the common property or shared facilities with respect to maintenance. Peak Surveyors ensures the correct structure, boundaries, and documentation are in place from the outset, reducing the risk of disputes or administrative complications down the track.

James and the team did an amazing job at Whitfield Primary School. Not only did they execute a tricky site and assist with developing expertise, they also took the time to teach the kids all about surveying and took pics of them for their use, using their specialised drones also!
Anna Pizini

Questions we hear often about Subdivision Survey's
If something isn't covered here, call us directly — we're always happy to talk through your project and what's involved.
-
A subdivision survey is the legal and technical process of dividing a parcel of land into two or more separate lots, each with its own title. It includes fieldwork, plan preparation, council approval, and lodgement with the relevant land registry. In Australia, requirements differ between states, so a licensed surveyor familiar with both NSW and Victorian rules is essential for projects in Albury Wodonga and Wagga Wagga.
-
Community title subdivision creates individual lots alongside shared property, such as driveways, landscaping, or open space, and services managed under a Community Management Statement. It is often used for residential or commercial subdivisions and medium-density developments in NSW where shared infrastructure needs formal management.
-
A strata title survey defines individual lots and common property within a single building or complex, so each unit can be registered and sold under its own title. Peak Surveyors prepares strata title surveys across NSW and VIC from initial assessment through to plan registration.
-
Timeframes vary depending on the type of subdivision and council requirements. A straightforward Torrens Title land subdivision typically takes twelve to eighteen months from DA approval to title registration. Community title and strata subdivision surveys can take less time if the existing services for electricity, sewerage, water, drainage and telecommunications are already configured correctly and are compliant with council standards. We provide a realistic, project-specific timeline at our first consultation after we have fully understood your site.
-
Strata title is used for developments where individual lots exist within a shared building structure, such as apartments or townhouses. Community title subdivision suits land-based developments where separate lots are created alongside shared open space or infrastructure, without a shared building. The right structure depends on your development design, and we'll advise you on which applies.
-
In most cases, yes. A town planner is typically required to obtain Development Approval, and a solicitor manages the legal and conveyancing aspects of title transfer. Peak Surveyors works closely alongside your planning and legal team throughout the process. If you don't yet have these professionals in place, we can refer you to trusted specialists in our network.
-
Community title subdivision is used when a development includes shared property, such as private roads or common facilities — alongside individually owned lots. If your NSW subdivision includes shared infrastructure, a community title subdivision survey is typically required before titles can be issued.
