02Survey Plan Preparation
A title consolidation can be either a non-survey-based application or require a formal survey, depending on if it meets certain criteria. Our licensed land surveyors prepare a plan of consolidation that meets the requirements of the relevant land registry, either NSW Land Registry Services or Land Use Victoria. All plans are prepared to the applicable state standards and are ready for lodgement once completed.
03Document Preparation and Lodgement
We prepare all required application forms, declarations, and supporting documents. We then manage lodgement with the relevant land registry through to the issue of the new consolidated Certificate of Title.
04Advice on Encumbrances and Mortgages
If any parcel is subject to a mortgage, caveat, or other encumbrance, we advise on how this affects the consolidation process and what lender or third-party involvement may be required. Identifying these issues early helps avoid delays and keeps the process on track.

Document Preparation
We prepare the relevant application forms, declarations, and supporting documents required for lodgement. Every document is reviewed for accuracy and quality checked before submission to avoid delays or requisitions.
Lodgement
We lodge the consolidation application and all supporting documents with the relevant council and land registry. If requests for additional information are raised during assessment, we manage the response process on your behalf.
New Title Issued
The land registry issues a new, single Certificate of Title for the consolidated parcel. Your titles are merged, and the consolidation is complete.
