Types of Subdivision We Handle
01Torrens Title Subdivision
This is the most common form of subdivision land survey in Australia. Each new lot created receives its own independent Certificate of Title, giving owners full, unrestricted ownership without shared obligations. 02Community Title Subdivision
Community title subdivision is specific to NSW and creates individually owned lots alongside shared community property, such as access driveways, open space, and infrastructure, governed by a Community Management Statement. It is suited to residential estates and medium-density developments, or small-scale subdivisions where common areas or services need to be formally managed and their upkeep and future maintenance need to be a shared responsibility by all lot owners. 03Strata Title Subdivision
Strata title applies to buildings divided into individually owned lots, such as units, apartments, townhouses, or commercial complexes. Each owner holds title to their lot while sharing ownership of common property. As licensed strata subdivision surveyors, Peak Surveyors prepares and lodges strata subdivision survey plans in full compliance with the relevant state land registry requirements. We provide advice on structuring these strata managed subdivisions and ensure all project requirements are considered.
04Owners Corporation
An Owners Corporation is created in a subdivision to manage shared facilities and responsibilities. The Owners Corporation is allocated lot entitlements or liabilities based on the share of benefits or obligations to the common property or shared facilities with respect to maintenance. Peak Surveyors ensures the correct structure, boundaries, and documentation are in place from the outset, reducing the risk of disputes or administrative complications down the track.

Initial Consultation
We call this the evaluate stage.
We start with a detailed discussion and review of your project, including the land, your development goals, the most suitable subdivision type, where the existing services for electricity, water, sewerage, telecommunications or drainage are, and the approvals required before work begins
Development Approval
Most subdivision surveys in NSW and Victoria require Development Approval or a Planning Permit from your local council. Peak Surveyors advises on council requirements, conditions, and timeframes and liaises directly with town planners, civil engineers and other consultants to keep your project on track.
Survey and Plan Preparation
Our licensed land surveyors carry out all fieldwork and prepare the subdivision plan in full compliance with the relevant state legislation, council planning requirements and land registry standards.
Lodgement and Registration
We lodge the completed plan with the relevant authorities, either NSW Land Registry Services or Land Use Victoria, and manage the process through to formal approval and registration. You will always know the status of your subdivision project as we move through the various phases.
Titles Issued
New individual titles are created and issued to the relevant parties. Your subdivision is now legally complete and registered.
